Preparation for viewers and viewing days (known as “staging”) can be stressful, but with our 5 killer tips below you will be able to reduce your stress levels and reduce that last minute work.
A Fresh Coat Of Paint
Whether your viewers love lime green on your accent wall or not, nothing will make it more memorable and fit well with your themed room than a fresh lick of paint.
Though, if we are being honest, stick with a neutral set of colours across your home, with one or two other colours on throws to set your room alight with colour, perhaps picked up on picture frames and even (as I do) within fish tank ornaments (you will be surprised how often people look in a fish tank and don’t
Painting a couple of rooms gives viewers an idea of what they can do with your home, and gives them a blank canvas to work on – or a home they can walk into an live, without too much hassle (which is what we all want).
Also, another tip here is not to do this at the last minute. Paint can stink, and viewers will pick this up a mile off. Open your windows and doors if you can, let it air out and ensure the smell has full gone for viewings. The smell of paint and cleaning fluids isn’t your friend on viewing day!
Declutter, Don’t De-Personalise
One of the worst pieces of advice I see across the web and that I hear estate agents give is “remove every photo of you and your family”, it’s complete rubbish. Every viewer wants to see they can make your house a home, if you can illustrate it already is a home, it’s halfway there. The reality is that you probably shouldn’t have 50 pictures on your staircase or in any room, but a handful dotted around isn’t going to do any harm, in our view.
The big piece of advice here is to DECLUTTER EVERY ROOM, and excuse our language but THROW AWAY THE SHIT you don’t need and never use. To be blunt, it will cost you more to move it from one house to another than throw it! Now is the time to throw it, we aren’t saying chuck anything sentimental but just consider if you need all those cables in that draw or all those old copies of radio times on the coffee table.
If you really need stuff, ask DOES IT NEED TO BE ON DISPLAY, and will it help sell your home to a viewer, if the answer is no, then it’s time to send it to storage. People who visit your home need to be able to see the space they have to ‘play with’ and where they could put their own items, the more space you can free up the better, no one is asking you to remove your sofa and TV, but if you can remove or tidy smaller items it really helps visitors to understand what they can do with a room much more.
A Touch of DIY & Spring Cleaning
We’ve all put up a picture and left a hole or had a door hit a wall and created a dent, now is the time to fix it. We all know a slightly dripping tap that needs fixing, now is the time to spend 20 mins fixing it. Or even just spending a few minutes ensuring each door is sprayed with oil so they don’t squeak can be handy. Every little counts with a first impression.
Speaking of first impressions, a Spring Clean of your home can make a huge difference. So ensure that every few weeks you either deep dive yourself into a big clean, or perhaps better still (and less stressful) hire a local cleaner to clean your home top to bottom. The benefit of a local cleaner is they have that professional touch and in the space of a few hours can do what it would take me and you many hours, life savers! Well worth the money, even if you only hire them once a month it’s worth it!
A top tip from us is definitely to get all carpets cleaned, you can do this yourself with something like a Rug Doctor or you can get a professional in to do it. Either way, clean carpets add to an amazing first impression and trust us when we say they are well worth it!
Also don’t forget to stay on top of your garden, keep it in top condition. For many gardens are a key selling point and in summer they may spend as much time in the garden as in the home. Showcasing the garden can be hard in winder, but sweeping leaves and ensuring paths are clear is a good start. Perhaps having a professional jetwash is on the cards too, consider if this will bring out the colours of your paving!
